COMBINED NON-DISCLOSURE AGREEMENT AND LEASE AGREEMENT
This Non-Disclosure Agreement and Lease Agreement (the "Agreement") is entered into between [Landlord's Name], hereinafter referred to as "Landlord," and [Tenant's Name], hereinafter referred to as "Tenant," for the lease of the premises located at [Property Address] (the "Premises").
NON-DISCLOSURE AGREEMENT
CONFIDENTIALITY: Tenant agrees that during the lease term and for a period of [Confidentiality Period] years thereafter, they will not disclose, reveal, report, publish or transfer to any third party any confidential or proprietary information disclosed by the Landlord related to the Premises or any other information that the Tenant may have learned during the lease term about the Landlord's business or operations, unless required to do so by law.
USE OF CONFIDENTIAL INFORMATION: Tenant agrees to use any confidential or proprietary information disclosed by the Landlord solely for the purposes of the lease of the Premises and will not use such information for any other purpose.
LIMITATIONS: The obligations under this Non-Disclosure Agreement shall not apply to any information that is generally available to the public or becomes available to the public through no fault of the Tenant, or any information that the Tenant can demonstrate was already in their possession prior to the disclosure by the Landlord.
LEASE AGREEMENT
TERM: The lease term shall begin on [Lease Start Date] and shall end on [Lease End Date]. The lease term shall be for a period of [Lease Term Length] weeks.
RENT: Tenant shall pay rent in the amount of [Rent Amount] per week, due and payable every [Day of the week that the rent is due] during the lease term. Tenant must pay for the upcoming week's rent in advance to have access to the Premises for that week.
SECURITY DEPOSIT: Tenant shall pay a security deposit in the amount of [Security Deposit Amount] prior to the Lease Start Date. The security deposit will be returned to the Tenant at the end of the lease term, provided that the Tenant has fulfilled all obligations under this Agreement and has left the Premises in the same condition as when they took possession.
USE OF PREMISES: The Premises shall be used solely for residential purposes and shall not be used for any illegal or unlawful purposes.
UTILITIES: Tenant shall be responsible for the payment of all utility bills related to the Premises, including but not limited to electricity, water, gas, internet, and cable.
MAINTENANCE AND REPAIRS: Tenant shall keep the Premises clean and well-maintained, and shall report any necessary repairs to the Landlord in a timely manner. Tenant shall be responsible for any damage to the Premises caused by the Tenant or their guests.
ACCESS: Tenant shall not be granted access to the Premises for the upcoming week until they have paid the rent for that week in advance.
DEFAULT: In the event of default by the Tenant, the Landlord shall have the right to terminate this Agreement and regain possession of the Premises. In the event of such termination, the Tenant shall forfeit any security deposit paid.
ENTIRE AGREEMENT: This Agreement constitutes the entire agreement between the parties and supersedes all prior negotiations, understandings, and agreements between the parties.
GOVERNING LAW: This Agreement shall be governed by and construed in accordance with the laws of the State of [State where the property is located].
